Home Selling Books - Real Estate Tips

I was talking to a friend of mine, who had just purchased a new home about two months ago and he was practically yelling at me as he was talking about all the problems that he had with his realtor and previous homeowner. He was so mad, he had forgot about the problems he had with the home inspection. My friend was usually a very easy going and calm individual but this had upset him and almost turned him into an irrational person.

As I was calming him down and trying to get to the core of the problem, it seem like he didn't have enough information about buying or selling homes. He was confused with all the paperwork that was involved during the entire process. His real estate salesperson had him sign a contract that wouldn't let him use another realtor for a specific period of time. He really didn't know what he was signing and according to him, it wasn't explained properly to him.

After a couple of weeks of shopping for a new home, he became irritated with the realtor and wanted to end the relationship. Think again, said the realtor as he explained to my friend that they had a binding contract and his current realtor would get a percentage of the transaction, no matter what for that specific period of time. Was my friend mad, he was practically foaming at the mouth as he was telling me about the real estate professional.

It didn't stop here and they don't want to go into a long story about the real estate transaction from purgatory. My friends pain had come from the fact, that he had purchased a home 15 years ago and it was a smooth transaction and he was under the impression that buying and selling homes was a simple process.

I handed my friend a book called "The Consumer's Guide to Home Buying" and asked him if this book would have been helpful, before he started shopping for a home. I was curious because I build websites and do a lot are writing on the Internet. I told him to take the book home and I would get back with him, in a few weeks.

He contacted me the next day and couldn't believe the information he gained, just by scanning through the book in a few hours. He started to get mad at me for not giving him this book, before all the home buying problems occurred. I informed him quite simply that he had never even told me, he was looking for a home.

Can home selling books save you money, you bet they can.

Wood Sub Floors are a Rotten Choice

For many homeowners, the idea of a basement finishing is to remodel the area the same what the rest of the house has been designed. This means they'll want their ceiling to be made of drywall to look like the rest of their house. The furniture should be the same decor, and their floors- the wood sub floors and beautiful, thick carpet laid on top- should be placed downstairs as well.

Unfortunately, this is not going to work. A drywall ceiling is going to give little or no access to pipes running along your basement ceiling, and a single plumbing leak will cause enormous damage to it. The basement walls have fewer windows than the rest of the house, and if you lay wood on a concrete basement floor, it's going to lead to a home improvement disaster.

The problem is this: concrete is porous like a sponge. If you have moisture in the earth around your basement floor, the concrete floor will soak that moisture up from the ground and release it into the basement air in the form of water vapor. The dirt around your foundation was backfilled in when the foundation was built. Because of this, it will always be looser and more porous than the virgin earth around it, and water will always collect against your home's foundation more than anywhere else.

As this moisture soaks through to the basement and is released, it will collect on anything lying on your basement floor. If you've laid a wood sub floor and carpet on the floor, then you can count on that to soak up this moisture and grow mold, mildew, and rot. Your basement will fill with mold spores, dust mite feces, and unpleasant odors as your wood sub floors and beautiful carpet decays. In a few years, the damage will be more than you can stand, and the whole finished basement floor will need to be ripped up and replaced. The solution to this comes in two easy rules:

Rule 1: Never install wood floors in a basement.
Whether it's in the form of moisture coming through the concrete, a foundation leak, or a plumbing leak from within the house itself, water will reach the basement floor sooner or later. It only takes about 48 hours for mold to start growing, and there's no easy way to dry wood sub floors out. Installing wood sub floors in a basement is a risk at best and a disaster at worst.

Rule 2: Add a reliable plastic vapor barrier to your floor, then lay your carpeting on top.
A thick pile carpet will add warmth to the room and will absorb sounds, making the finished basement quieter than ever. It'll be softer under foot and will make the room as comfortable as possible for children to play in.

Does Home Improvement Still Make Sense In A Housing Slump?

Last night I watched a home improvement show in which a Florida couple had spent $50,000 updating their home. Now they were asking their realtor for a home appraisal. Amazingly, the realtor told them their renovation had increased the value of their home by $120,000 - more than a two-to-one return on their investment!

Cable TV is filled with shows like this that inspire homeowners to take on kitchen remodeling, bedroom makeovers or similar projects.

But many of these shows were filmed two or three years ago during the height of the housing boom.

As we enter 2008 we face a very different housing market in which nationwide home prices are stagnant and even declining in some markets.

In this sort of environment, does home improvement still make sense? The answer depends on what sort of home improvement you want to tackle.

Avoid Style Makeovers

First, it's time for a reality check. Even during the peak of the housing boom, the idea that remodeling your home produced a high return on investment was simply a myth.

According to 2004 survey by Remodeling Magazine, the average home renovation returned only 80% of its value at the time of resale.

So for every dollar you invested in a major renovation, you could expect $0.80 back in your pocket. And that was in 2004, when home values across the country were climbing at an unprecedented rate.

If you want a style makeover to make yourself happy, by all means you should do it. But you shouldn't expect it to dramatically increase the resale value of your home.

In fact, your taste could well end up driving away potential buyers. Personal tastes can be tricky. You may love red and gold walls in your living room, but some buyers will see this as a liability that needs to be fixed.

Even if your tastes are in step with current tastes, styles will change over time. Your choice of kitchen tile and countertops may be in line with current fashion, but if you don't plan to sell your home for another ten years, the style may well be dated when you sell.

Keep in Step with Your Neighborhood

Your home's location is still the biggest factor determining its value. With that in mind, renovations make the most sense if they bring your house up to the norm for the neighborhood.

If your 3,000 square foot home has only two bathrooms, adding a third bathroom makes sense. If all other homes in your neighborhood have a deck, then adding one to your home makes sense as well.

But this rule only applies to major items. Just because your neighbor added solid gold faucets and a sunken marble bathtub doesn't mean you should remodel your master bath to keep pace.

And if you are already the biggest house on the block, further home upgrades will do little to increase the value of your home.

Invest in Home Maintenance.

Home repairs and preventative maintenance are the best investment you can make in your house, and they make sense regardless of whether the housing market is in a boom or a bust. They won't necessarily raise the value of your home, but they can prevent your home from loosing far more value due to damage and wear.

Putting off repairs simply means they will cost more when you do get around to fixing them. A crack from a settling foundation will expand over time. Water damage from a leaky gutter will only cause further wear to your exterior walls.

When you sell your house these issues will almost certainly come up in the home inspection, and you may need to discount your home's price to allow the buyer to make repairs. Worse, too large a repair bill may simply scare a buyer away.

The Bottom Line:

Overall, the best advice is to invest in sound home improvements that keep your house in good shape and up to the standard of your neighborhood.

If you still want to make a style upgrade, that's fine. But do it for aesthetic reasons, not financial ones.

All About Custom Entry Doors

Custom Entry Doors have recently become almost a fad in many towns. There are 100's of designs, styles , colors, wood species available. Most of these doors are being imported from China. Although there are still some manufacturers in the United Stated that are producing them locally. The "Import Doors" usually are made from chinese lumber. They have Chinese grown trees which resemble some of our North American trees but they are not the same. You will find the pricing of these import doors is quite competitive. You will also find that there is rarely any warranty available on these import doors.

Much of the wood in China is air dried and you will find very few Kilns in these parts. The result is that the wood has not been dried properly and there is a chance of failure in these doors. Namely, there may be too much humidity in the wood and it increases the chances for the door to warp. Most doors made in North America use kiln dried lumber. Many of the North American Door Manufacturers use an engineered wood substrate as an interior core. The engineered wood is suppose to reduce the amount of movement in the door. Many of these custom entry doors have only 1/8" or 1/4" solid wood veneers on the exterior and the interior core is an engineered wood. The custom entry doors can range from $2000-$10,000 for an import and from $5,000 to $50,000 for an intricate door system (Sidelites, transom windows, oversized door).

Tract Houses Framing Problems

The house you live in was probably a mass produced home built as part of a housing track. The track home is a rapidly built house in phases. These phases if possible will over lap the other home building trades. If possible you will have the plumbers working on the same house as the electricians and the framers. This is called fast tracking.

Fast tracking a house is building a home as fast as humanly possible. So you can imagine the pressures put on all of the people involved in building a track home.
The pace is so fast sometimes that I have seen job superintendents and foremen look like they were actually going to blow up. I mean explode from the pressure they where under.

Framing the stairs on the job was the same experience for me most of the time. Sometimes I had three jobs going at once. Think about it. At the most, I could only go to each of the jobs twice each week. That involved working on Saturday of course. This made a lot of framing foremen extremely upset. They had full time crews on their jobs always working five days a week. If I missed one day of work. I was behind for the rest of the job.

Now it rarely happened but if I did miss a day of work I had to make it up some how. The only way to make it up was by working late or on Sunday. Well most of the time I worked six days a week from 7:00 in the mourning until 5:00 at night. So working late meant sunrise to sunset. Oh did I mention that I did have a family. This wasn't easy for them either.

One time I got so far behind on a job that I was putting stairs in while they were roofing the houses. Talk about one unhappy foreman. I think you get the idea about the pressure I was under to install these stairs on time. My experience building stairs on track built homes taught me to build homes extremely fast while being proficient.
I'm not interested in working like that anymore. My life is simple now and I want to keep it that way. The next time you see a construction worker working late on a Saturday show some compassion. Maybe by reading this article you will understand some of the pressure he is under.

What Does a GFI Do

In your bathroom you should have a GFI electrical outlet. Most new homes or newly remodeled homes require you to have GFI electrical outlets in the kitchen. Most older kitchens do not have GFI electrical outlets. GFI stands for ground fault circuit interrupter.

Why not call it a GFCI instead of a GFI electrical outlet? Well it is called a GFCI in some instances. GFI is short and is the most common name used by most electricians and builders for this type of outlet.

GFI 's come in 15 amp and 20 amperage outlets. GFI outlets must be wired properly. Make sure you're using the proper wire size when hooking up the GFI outlet.

How do I know which size wire to use? This all depends on how far away you are running it from the electrical panel. There are charts you can use to figure this out. If you are not running the electrical wire more than 80 feet from the electrical panel you can use 12 gauge electrical wires for a 20 amp GFI. This is a general rule of thumb for most electrical house wiring.

If you're going to be using a 15 amp GFI and you are going to be less than 80 feet away from the electrical panel you can use 14 gauge electrical wires. Again this is just a general rule of thumb for most electrical house wiring.

A GFI is a light duty electrical plug used in bathrooms, kitchens and the exterior of your house. The sole purpose of the GFI is to shut the breaker off faster if there is any moisture or light load problems.

Let's say for instance you have your hair dryer plugged into the GFI outlet. The hair dryer somehow falls into the sink while it is on or plugged in. The GFI outlet will instantly shut off because of the sensitivity of the breaker inside of the plug it self.

The GFI plug has a test button and a reset button on it. If you are continually resetting the GFI you will wear it out eventually. I have had GFI plugs after resetting the button about 10 times break and no longer able to use them.

The GFI electrical plug is a great idea and if you don't have them in your bathroom or outside of your home it would be a great idea to have an electrician install them for you.

Repairing a Leaking Toilet - Home Repairs

Let me explain how a toilet works. First when you go to flush the toilet a little arm pulls a rubber flapper up and lets the water drain into the toilet bowl. The water draining into the toilet bowl forces the old water out along with the number two or number one waste and extremities.

If the toilet sounds like it is running there is a good chance that the seal between the rubber flapper and the plastic rain at the bottom of the toilet is broken somehow. The sound you are hearing is water running around this ring and in to the toilet bowl.

This leak is actually causing no damage to the toilet itself but is wasting water. Hence the water bill will be a little higher if you don't fix the leaking toilet. The best way to find out if this is actually your problem is to take the toilet tank lid off. Then stick your hand down into the toilet bowl and press gently on the rubber flap.

If the water stops leaking or starts running faster this is your problem. Turn the water off to the toilet. There will be a shut off valve on the wall under your toilet bowl in the bathroom. After you turn the water off removed the plastic flap and examine it.

You will be looking for a warped toilet flap or of some sort or grooves on the flapper itself. Take the toilet flapper down to your local home improvement store and buy a new one. Go home and replace the new toilet flapper and this should solve 90% of your leaking toilet problems.

There is one more thing it could be. With the toilet tank lid off, check to see if water is overflowing into the little round plastic pipe. This plastic pipe should have a small hose running from the float valve assembly into it.

If the water is over flowing from the toilet tank into this little plastic pipe you will need to adjust the float.

First thing you will need to do is while the toilet is running lift up on the float lever arm. If the water stops you can simply bend the metal arm of the float lever. The purpose of bending the arm will force the float deeper into the water there for stopping the water from rising over the small tube in the center of your toilet.

There are few parts to a toilet and most parts can be purchased at your local hardware or home improvement centers. Toilet repairs like this can be made simple and the parts used to replace are inexpensive.

Fixings Squeaking Stairs

Oh yes the common problem of squeaking stairs in an older house. This could become very frustrating and annoying as you walk up and down the stairs. There seems to be one or two stair treads that are always squeaking. That annoying sound as you walk as softly as you can on your way down to the kitchen in the middle of the night to grab a quick snack.

The number one cause of squeaking stairs is when the nails used to fasten the stair tread to the stair strainers has worked its way loose. Over time as the lumber shrinks in the stair treads and the stairs stringers. You will start to develop a separation or a gap between the stair tread and the stair strainer.

The stair stringer can shrink as much as 3/8 of an inch in just a few years. I was building a home and went to measure the stair stringer that was 11 1/2 inches wide originally. Then I measured it after two months outside in the summer sun it now measured 11 1/16". I was amazed that the lumber could shrink that much in such a short period of time.

As the stair stringer shrinks it starts to pull away from the plywood or hardwood stair tread. As it starts to separate from the stair tread the nail will stay in its original position until the stair tread starts to put pressure on the nail eventually lifting it up a little bit higher than its original position.

As you step on the stair tread the squeaking sound you hear is the nail rubbing against the stair tread. There are a few ways to fix a squeaking stair tread. If you have access to under the stairway you can apply some adhesive along with a 10 inch 2 x 4 under the stair tread and attach it to the stair stringer.

First apply adhesive to two sides of the 2 x 4. The adhesive will be used to glue the stair tread to the stair stringer. You can use screws to screw the new 2 x 4 onto the side of the stair stringer.

If you cannot access the underside of the stairs and you have carpeting you can actually locate the stair stringer and drive a 2 inch screw through the carpeting in to the stair stringer. This will pull the stair tread down and will not allow it to rub up against the nail making that awful sound of a squeaking stair case.

If you have a finished wood stair tread you will not be able to screw through it into the stair stringer without damaging the finish on tread itself. It will be easier to access the stair stringer from below somehow and apply the 2 x 4 with the adhesive to stop the stair squeak.

You can apply these methods to as many stair treads that are squeaking without taking apart the entire staircase and rebuilding it.

Before the 1980s most stairways had a handrail and to this day, most stair handrails are not considered guard rails. Well things have changed and now most stairways require a guard rail and it gripable handrail.

What's the difference between a stair handrailing and a stair guard rail, quite frankly about 6 inches. Your stair guard rails have a minimum requirement of 42 inches where stair handrails built before the 1980s had a handrailing for protection with a minimum requirement of 36 inches.

This does not mean that older stair handrails that are 36 inches tall will need to be removed and replaced, because the new building codes have changed. If you were to rebuild the stair handrail or do any work on the stairway that required a building permit, they could have you change your stair handrailing to meet current building codes.

I was helping another guy frame a new house in 2005 and while I was on the job I would mention to the owner, certain concerns of mine with other parts of the job. After a while he realized, that I knew what I'll was talking about and started to pay attention when ever I mentioned anything related to home building.

He asked me if I would be interested in building the stair handrailing system and at the time I was too busy. I reminded him of the minimum requirements for the stair guard rail, it was no longer referred to as a stair handrail and would need to be at least 42 inches in height and include a gripable handrail.

Well as you guessed it, the next time I walked into the home, I noticed a 36 inch high stair handrail. I reminded him and he wasn't too concerned, because he hired someone that knew all about building stair handrails.

The building inspector made him remove and replace the stair handrail, before he would approve the home for final inspection. Don't make the same mistakes, learn a little more about stair handrail safety and don't become another statistic in the home building industry.

Is a House Inspection Worth It?

If you have purchased a house last year, when the market was crazy, a home inspection may not have been an option for you at the time of purchase. With multiple offers flying in on almost every property, the offers with the least conditions were sold first and this meant skipping a home inspection.

Conditions are a point or points in the Real Estate sales contract that needs to be met prior to the buyer finalizing their purchase. Common conditions are home inspections (to confirm there are no major surprises), financing conditions (to ensure the banks will finance you), and now even the condition of selling your current home. There is usually a seven to 14 day period where the buyer has to have these conditions of the sale removed and then from that point the contract is legally binding.

Without any conditions, the buyer can be in a hazardous position. If they cannot purchase the property, the seller has the legal right to sue the buyer for breach of contract. This could result in a large penalty, or even forcing the buyer to carry through with purchasing the home.

Imagine putting an offer in on a property without any home inspection conditions and then finding out from your lawyer that the home was formerly a marijuana grow operation and was never properly remediated. This is on the extreme side, but even discovering the basement was wired incorrectly and without permits could cost the new owner hundreds to even thousands of dollars.

Now with the current buyer's market occurring, where many sellers are eager to look at any offer, a home inspection should be one of the first conditions in any offer. A qualified home inspector will inspect the home from top to bottom and depending on the size of the property and scope of the inspection; this may take from a few hours to half of a day to do a thorough inspection.

Usually after the inspection it takes a couple days for the report to be finalized, although we have had some inspectors print their reports out on site. The final report will have information on the major parts of the home including, the building structure, plumbing and heating, electrical, and landscaping. Most reports even include information on the remaining life expectancy of major items such as the roof, furnace and hot water life.

Armed with this type of information you can go into the purchase of your new home with your eyes wide open. If the seller neglected to mention the furnace was on its last legs this may give you some additional bargaining power. Or if they had considered this, and priced it accordingly you can find out in advance what your costs to replace it immediately will be so you are not taken by surprise after your purchase.

Some discoveries may be so costly as to dissuade you from even removing conditions and thus saving you from purchasing the proverbial money pit. This is why the inspections are so important for a buyer.

Home inspectors can be found in the yellow pages, via referrals from friends who have recently purchased homes or if you are purchasing with a Realtor, they will have several they can usually recommend. Don't buy your next home without an inspection, it is simply too large a gamble to take with such large sums of money.

Benefits of Underpinning - Construction Tips

In the construction world, underpinning is a process in which you strengthen and also stabilise a foundation of a building which could be potentially dangerous if no action was taken. What are the benefits of underpinning a building or structure the building really need the work doing to it? These maybe a few of the question you may ask yourself if a surveyor tells you that your building needs underpinning. A few of the reasons and benefits you should consider are as follows...

1) The existing foundations are not strong / stable enough - underpinning will correct these problems.

2) The use of the building has changed - Possibly you have changed the purpose of a building, maybe from a house to a shop - underpinning will allow the building to take more pressure.

3) The soil properties that the building lies upon have changes - there could have been some movement in the ground, perhaps through subsidence - underpinning will help strengthen the building in this case.

4) New buildings or structures added to the surrounding area. If a new house is build next to an existing property, then underpinning maybe needed to strengthen the first property.

5) Land cost has increased. If the price of land increases by a great deal, it maybe cheaper to use underpinning with a view to improving the existing property (perhaps adding a new floor) rather than purchasing more land.

Motorized Shades Primary Benefits

1. Convenience. Raising and lowering a manual shade is easy enough if it is not too big. But if the shade is very large or there are 2, 3, 4 or more shades then it becomes more difficult and more time consuming. The convenience factors of motorized shades are important for several other reasons listed below.

a. Maximizing Views. Having motorized shades mean the difference between seeing a beautiful sunrise/sunset or missing it. Stunning vistas are rarely missed when opening or closing shades is as simple as pressing a button.

b. Security. Motorized shades can easily be set on a timer so that when guests are away from home for an extended period of time, shades are raised and lowered at various preset times. This gives the impression that someone is living in the house which deters would be thieves.

f. Hard to reach windows. These skylight windows, second story openings or windows blocked by furniture or other obstructions are why motorized shades were first conceived. Obviously, these factors are still relevant today.

2. Child Safety. A shocking number of injuries and deaths result each year due to cords from manual window shades. The window shade industry's "Child Safety Month" is intended to address these hazards with safety clips and consumer awareness. The best solution is no cords at all, which is possible with motorized shades.

3. Unsightly Cords. Aesthetically, cords detract from the clean look of a window opening. Multiple shades mean multiple cords, pooling on the floor when fully open. Motorized window shades means no more unsightly control cords and open, clear views through windows.

4. Less Wear and Tear. Tangling and unfamiliar 'user abuse' to shades are the most common causes of service calls. The control mechanisms on manual shades, if used frequently (see convenience factor above), will break and can be costly to repair or replace.

Enlightening Findings About Home Inspections

Let's face it: For most people, the subject of home inspections is anything but a fun subject. However, it is an important subject. Increasingly, new home-buyers are required to make sure that their homes are up to a certain standard. Furthermore, it's in your own health interests to make sure that the new house comes up to those standards. So while it might not be terribly exciting, you would be well-advised to learn about this subject.

Back in 2001, a study was conducted by the Market Enhancement Group (or MEG) about home inspections. While that was seven years ago, it's the most exhaustive examination of the subject that has been conducted, before or since. The results of the study were enlightening.

First let's discuss the methodology of the study. It was done through MEG's omnibus poll. This poll consisted of 1,000 phone interviews which were divided equally among four regions of the United States, with 250 persons in each of these regions: the Northeast, the Midwest, the South, and the West. Those who responded to the survey were all U.S. consumers who had bought a house within the 18 months prior to the survey. There was a margin of error in the study of plus or minus 3.4 percent.

Now let's look at who the study found obtained an inspection. According to the study, 77 percent of recent house buyers had gotten a house inspection before they bought their homes. Seventy-nine percent had attended this inspection and participated in it. An astounding 97 percent said they felt the inspection was worth what they paid for it.

Only a tiny fraction -- 23 percent -- of home-buyers said they'd bought a new house without getting an inspection. Of those who did buy one, most selected their inspectors after receiving a recommendation for him or her from their real estate agent (69 percent).

Of those who hired an inspector, 43 percent did so only after their real estate agent suggested they do so; however, the majority, 57 percent, did so of their own volition.

Now let's consider the differences that the survey found according to geographical location. Those buying a new home in the Western region had the highest incidence of hiring a home inspector, at 81 percent. The South follows closely at 80 percent, with the Midwest next at 77 percent and he Northeast Region at 70 percent.

Just at those in the West had the highest incidence of hiring inspector, they also had te highest rate of selecting a home inspector after a real estate agent recommended the person.

For home buyers getting a home inspection, the percentage of inspections conducted at their personal request was highest in the South Region (65%) and the West Region (60%), followed by the Midwest Region (53%) and the Northeast Region (47%).

For home buyers getting a home inspection, the percentage of inspections conducted at the real estate agent's request was highest in the Northwest Region (53%).
What this study shows us is that there are a whole lot of people who choose not to have their houses inspected--and of those who do hire an inspector, many do so only after a real estate agent suggests one. This means that many home-buyers are not yet independently convinced of the need for such an inspection. But here are some reasons--and areas of your house--that call for an inspection.

1) A home needs the exterior inspected. If a roof is just now starting to age, then the subtle defects and damages are probably not going to be readily apparent to you, a novice on the subject. They can be found by a qualified inspector, though. Keep in mind that you'll spend several thousand dollars resurfacing a roof if you wait too long. The same holds true for the siding. Finding problems while they're still minor can save you big bucks.

2) A home just as urgently needs the interior inspected. For instance, you don't want to wait until after you've moved in all your furniture to discover that your basement floods easily. It's important to have an inspector check the basement for any clues of possible water intrusion, like a damp odor, mildew, water stains, etc.

Also on the interior, the house should be checked for proper ventilation and insulation. What many people don't understand is that inferior ventilation, particularly in the attic, can actually accelerate the deterioration of your roof deck. This can cost a lot of money to fix, if you wait too long.

The interior inspection would also include a check of the paint surface, to make sure it does not contain lead paint.

3) And finally, a house needs to have its electrical work and plumbing inspected. You need a qualified inspector to check for problems such as over fused circuits, burned wiring, poor wiring connections, amateur-installed wiring, openings in the wall where a young one could put his or her fingers, and dead-ended / exposed wiring.

As for plumbing, you need an inspector who can look for old lead pipes or galvanized steel ones. Replacing bad ones could be costly. Naturally, he'll also look for leaks and, using a moisture meter, he'll evaluate plaster or wall board suspected of having damage caused by leaks. Many plumbing issues are not clearly visible to the average house-owner, which is why it's so essential to have a professional--one who knows where to look and what to look for -- do it for you.

There are many other responsibilities for a professional inspector. However, these are some of the crucial issues, and they are ones that any knowledgeable expert will be able to investigate. Most importantly, they are issues that, if left to an amateur, could result in expensive repairs in the not-too-distant future. Sure, hiring an inspector will cost money--but it's quite likely that it will save you more than it costs.

The Choices of Cellular Shade Blinds

Choosing a window covering can take a lot of thought, mainly because there are so many things to think about before a final decision is arrived at. One of the most popular choices of recent years is that of cellular shade blinds, which have the advantage of offering many of the advantages of other window coverings, but all rolled into one.

There are essentially two types of shade in this category, and that is the honeycomb variety and the room darkening shade variety. Which one should be chosen depends very much on the type of effect that is desired, and how much insulation one expects, such as that to be had from a decent set of curtains.

If you are looking for a shade that simply makes the place a more relaxing place to be, then honeycomb cellular shades could well be a good choice, since they provide excellent shading qualities and yet do not make the room totally dark, or at least so dark that the room looks gloomy. They also give total privacy, which is important for many people.

However, depending on the type of house you live in, keeping warm may also be a consideration. In this instance the choice of cellular room darkening blinds may be a more apt choice. These styles of shades will not only provide more room darkening ability but will also provide a great level of insulation, and that's something that many people would welcome.

These are the two basic choices in the cellular shade style, and to know them makes the job that much easier when it comes to choosing the type of window blinds that are right for you.

House Pocket Door Problems

Just a few months ago I went over to repair a pocket door that was closing at a weird angle. This was the first time I had ran into this sort of situation and was definitely confused. I got a flashlight and started looking inside the pocket door frame. I had a hard time finding the problem but when I did it was obvious.

As the pocket door was sliding closed it would work perfectly but when you went to open it the bottom of the door would stick out about an inch and a half passed the door jam. The problem turned out to be the track was missing a screw in the very back and as the door slid back into the frame the tracking would hang down at an angle from the weight of the door. There was no way to reach the screw because it was at that very back of the pocket door frame near the framing itself.

In order to fix the pocket door problem I was going to have to remove a good sized area of the plastered wall at the upper right hand corner of the pocket door frame. This was the only thing I could think of and would require a simple wall patch and some paint to make the repair complete.

This job took me about one hour to cut the hole and replaced the screw that had fallen out of the pocket door tracking. I then use some fast setting drywall plaster and some fiberglass drywall tape to repair the wall. This took another hour to finish the drywall properly.

Some pocket door problems are a little easier to repair than this one. Most pocket doors seemed to have problems sliding and eventually are left closed, never to be used again.

Painting the doors over and over again can actually add to the thickness of the door or excessive moisture in the home over long periods of time can also cause the door to swell preventing it from opening properly.

Painting the rollers themselves or the track that the rollers ride in can create a problem with rolling the door easily and effortlessly. If the pocket door rollers or tracking is damaged they will have to be repaired or replaced, obviously. Some people actually spray silicon on the rollers or grease the pocket door wheels and over time the track becomes caked with dried grease and dirt making the door hard to open and close

Here's one most people don't ever think about and yet I have faced this problem more than once. "The Dreaded Picture Hanger". Most people don't realize that the pocket door will not operate very well with a nail driven through it. I have had people complain about their pocket door not operating properly but they can wiggle it a little.

When I come upon a situation like this it usually just requires removing the nail that the picture is hung upon.

I have also seen instances where the home has been remodeled and new floor trim or door trim has been installed. The finish carpenter using his nail gun without changing to a shorter nail has himself nailed the pocket door shut. This could be a big problem because the nails are so thin they could be hard to remove.

Wood Stair Cleats Problems - Stairway Remodeling

I would imagine most people don't even know what it wood stair cleat is, in construction we have so many words that describe the same thing. A stair cleat is another word for a thread bracket. In other words it's the part of the stairway that connects the stair stringer to the stair step. These have been used for years and over time, most of them will develop the same problem.

Most wood stair cleats loosened up and create a safety hazard. If the stairs are located outside in extreme weather conditions, for example, if it rains or snows a lot, extremely humid humid weather, or extremely hot and dry temperatures, your staircase might not last that long, if it is or isn't maintained properly. It's not a bad idea to use steel or concrete for stairways in these climates.

If you're ever walking up a set of stairs with wood cleats and the stair steps feel a little loose or wiggly, make sure you examined the stair cleats for safety. It's not uncommon for someone to be walking up or down a set of wood stairs and having the stair step or tread giveaway because the wood cleats has loosened.

If the wood stair cleats are nailed to the stair stringer, the nails can loosen up, causing it to become loose, as you walk up and down the stairs applying pressure to the stair cleat, this will create movement in between the stair step and the stair stringer. This could cause the cleat to crack, break and separate the connection between the stair step in the stair stringer.

I would suggest using metal brackets instead of wood cleats. The metal brackets will not crack or disintegrate like some wood cleats. Stair building brackets of course can loosen up and should be maintained regularly.

If you decide to use wood stair cleats, I would suggest using screws instead of nails and drilling holes in the wood stair cleats, most of the time this will prevent cracking the cleat. Try to use a thicker material for the stair cleat, for example using a 2 x 4 with lag screws and washers would be better than using a 1 x 4 with nails.

If you're walking up a set of stairs and a stair step feels loose, contact the owner of the property and let them know, they have a problem with their staircase.

Characteristics of an Effective Undercounter Water Filter

An effective under counter water filter can cost as much as $800. But, you can buy under counter water filters that are just as effective for less than $200. You just have to look for a product that does not include a reverse osmosis step.

Reverse osmosis or RO was originally designed for large industries and public treatment facilities. Eventually, it found its way into homes having brackish wells, as it was the only method to reduce the sodium content.

Today, companies like GE are producing less expensive "trimmed down" versions of the original designs for use in homes with publicly treated supplies. Now, some companies have gotten the bright idea that RO is a good idea for an under counter water filter. At one time, it was the only effective way to insure cyst removal, but that is no longer the case.

Under counter water filters with a submicron particle-filter can remove more than 99% of all cysts, for a fraction of the cost. Ion exchange can be used to reduce sodium content for brackish wells. In under counter water filters, it is used to remove lead, copper and other metallic traces.

Lead, even at low levels, is bad for your long-term health. Copper simply spoils the taste. Minerals and electrolytes, on the other hand are good for your health.

If an under counter water filter includes a reverse osmosis step, it will spoil any naturally occurring mineral-content. Ion exchange "balances" the mineral content to get rid of hard-water problems, but will not affect a naturally occurring mineral content.

The $800 under counter water filters requires extensive maintenance, regular cleaning and replacement of three different cartridges at various times throughout the year. The brand that sells for less than $200 requires no maintenance other than replacing the dual cartridges every six months.

It comes with an installation kit and is relatively easy to install. The faucet can simply replace your sprayer or you can drill an additional hole in your sink. There are good, bad and mediocre products on the market. I would not buy from a company that does not provide complete product performance data.

I would suggest that you look for an under counter water filter that is certified by the California State Department of Health. To get that certification, a company must provide complete testing data from an independent laboratory, such as Underwriter's.

The National Sanitation Foundation will also provide certifications for companies that apply. Consumer Reports rates products annually and some under counter water filters receive the highest ratings.

Not too many companies make an under-the-counter system. So, that makes shopping a little easier. Now, that you know that you do not have to spend $800, you might also want to consider a showerhead system. Cancer-causing chemicals become airborne in the shower and chlorine vapors trigger asthma attacks. It's also bad for your skin and hair.

Decorative generally works best around the mirror(s) with recessed ceiling mount lighting fixtures providing the utilitarian lighting levels needed for general overall illumination.

3) Plumbing Fixtures These consist of:

a. Your Tub/Shower Unit - is it an antique-looking unit to be accessorized with the same type of faucets and towel bars or modern to be paired with modern accessories?

b. Your Sink Unit Do you want a common sink & vanity cabinet or will you opt for a stunning free-standing pedestal based unit?

4) Wallpaper and paint These are two of the old standbys; utilize them in conjunction with your other bath dcor opportunities and your remodelled bathroom will be a stunning victory over the mundane!
