Controlling the commercial market with an 80% share, Olefin is the least expensive of the man made fibers. A very strong fiber, Olefin is resistant to moisture and mildew and is easy to clean and maintain. It is an indoor and outdoor fiber and is the common fiber used for artificial turf.

Polyester

Less expensive than nylon or wool, Polyester fiber creates a very attractive carpet.

Commonly used in soft loop or Berber loop carpets, Polyester is a fiber that is used to make a luxury product. Crush resistant, available in a vast array of dynamic colors and its resistance to fading provides Polyester fibers with a lot of advantages. Polyester fibers are easy to clean and are resistant to water based stains.

Acrylic

Acrylic is the closest synthetic fiber to wool. Because of its wool like attributes, it is used extensively in Velvet and Plush Level Loop carpets. Acrylic fibers offer the appearance and feel of wool at a much lower cost and has the advantage over wool of being moisture and mildew resistant. The Acrylic fiber resists crushing, stains and will not fade from sunlight.

Acrylic fibers are not suitable for high traffic areas, such as hallways, family rooms, and stairs as they are a high wear product. Hence, they provide a perfect carpet in master and guest bedrooms.

Wool

When it comes to luxury and performance, no other fiber compares to Wool. Wool carpets maintain their height; they are ultra soft with a feel that is incomparable.

Wool fibers are easily died or you can choose natural colors of off white to black, and they repel water. They are very easy to clean and have an exceptionally long life. Wool fibers are usually used in cut pile and textured carpets.

Wool is one of the most expensive of the natural fibers and much more than synthetic fiber carpets. Wool carpets are also less resistant to moisture than synthetic fiber carpets.

Blends

The aforementioned four fiber types are often combined in a many variations to produce carpets that take the best qualities of each fiber type to produce a group of exceptional finished products.

For the luxurious look and comfort of wool with the durability of nylon, consider a Wool/Nylon blend.

Other common blends include Acrylic/Olefin and Nylon/Olefin. Although less expensive these blends are usually subject to staining.

PET

Bathroom Lighting Design

Do you find yourself not wanting to look at yourself in your bathroom mirror in the morning? It may simply be because you have poor lighting. Lighting naturally creates shadows and if you don't have your lighting properly planned, you may find that your newly remodeled bathroom isn't the happy place you thought it would be.

I'm writing this article as a result of numerous questions from my neighbor who is remodeling. Being a lighting professional, they have lots of questions for me regarding their bathroom lighting. It really seems to be a daunting task for them. In Bathroom lighting design, there are many decisions to make. From design and placement to what fixture to use to what light bulbs are best. I'd like to take you around the room to give you a rule of thumb when planning your own bathroom lighting design.

Shower Lights

Showers are a space that you no doubt need a form of recessed lighting. It's very important to use a recessed fixture that is made for the shower and rated to work under conditions of humidity and possible contact with water. In addition you'll want to use a light bulbs rated to use in the shower. Most products will be clearly marked as such.

Personally, we have a dimmer on our shower light. It allows for a slow wake up by anyone getting into the shower before the light of day. But it's important to provide enough light to allow you to shave and see what you are doing.

Bathtub Lighting

Depending on the height of your bathtub and if it is separate from your shower, your lighting solutions here will be different. Let's assume you have a separate bathtub here. If not, you won't do anything different than what I've outlined above. Typically, you will be using recessed lighting above your bathtub area. It is not necessary to have water rated fixtures and light bulbs in this spot. One or maybe two recessed fixture111Cs aimed at the outside of the tub will provide what you need. Aiming to the outside of the tub will provide light to see what you are doing yet will cut down on any glare.

Mirror and Vanity Lighting

This area might be the most crucial spot to get it "right." Improper lighting when you are trying to apply make-up or shaving can be the pits. Lighting companies have come up with a number of functional and decorative choices for vanity/mirror lighting.

Topping and flanking your mirror with vanity strips is one way to provide light. Insure that you purchase vanity light bulbs that have a lower wattage or frosted glass so you don't blind yourself. The mistake I've seen many make is that their light bulbs are too powerful and then they unscrew several of them to take the light level down. This totally defeats the purpose of having a vanity strip as it is suppose to distribute light evenly.

What we decided to use is our home is wall sconces. And now that I think about it, we used it in all three bathrooms. The master has 3 as we have a long vanity and there are holes cut in the glass where the sconces sit. The other two bathrooms have the sconces flanking the mirror. When you choose to have more than two, it's important that the spacing be such that the light is coming from either side of each sink. Spacing here is not as critical; just insure that they are evenly spaced. Most folks tent to stand in front of the sink and you wouldn't want to have the sconce right in front of your face! Their height should be about eye height. This will need to be adjusted slightly according to the type of sconce that you choose. Bottom line is that you don't want to be able to see the light bulb itself when standing and looking at the sconce.

Ceiling Fixtures

If you are lucky enough to high ceilings in your bathroom, go for a small decorative fixture like a small chandelier. The rule of thumb on the size of chandelier is calculated by taking the width of the room added to the length of the room. (Or if you are installing multiple lighting fixtures, use the dimensions of the area that this fixture is meant to light.) That number should equal the diameter of the fixture. Ie. A master bath that is 15' X 13' would need a chandelier or decorative fixture about 28" in diameter.

Recessed Lighting

I'm all for recessed fixtures in your overall bathroom lighting design. What I don't care for are ceilings that look like swiss cheese. After you've planned for all other lighting, it would be prudent to fill other lighting needs with recessed lighting. If using recessed in the toilet area, locate the can in front of the toilet and not right over. No reason to be in the spot light!

Use recessed to light dead areas or to light sitting/reading areas. Yes, some bathrooms are big enough for reading or lounging areas. Above a bench or reading area is a perfect place to insert a recessed fixture. Now, I'm going to throw this in now. My neighbor wants to put a sconce above the toilet for reading purposes. Use the same rule of thumb as mirror sconces and place the fixture at about eye level.

Night Light

Some sort of lighting that can be left on all night is not only a safety solution but will allow you to make the middle of the night trip to the bathroom without totally waking yourself up. Lots of folks use a night light and if you don't have much space in your bathroom, this is a great solution. I love to use accent lamp lighting when there is room. A small lamp with a long life light bulb or compact fluorescent light bulb in it provides a wonderful accent light day and night. Either place on your vanity or on a small accent table.

There are numerous components to bathroom lighting design. The above should get you started in the process or at least give you the confidence that your electrician is putting junction boxes in the correct spots. One last suggestion I'll make is to put all of your bathroom lighting on dimmers. Many of us use our bathrooms as a serene get away. To achieve this; lighting is a huge component. Having the ability to dim the lights will provide the perfect atmosphere.

Hardwood Flooring On Plywood

Any reasonably competent home handyman can install hardwood flooring on a roughed in wood floor base. The quality levels of todays manufacturing processes insure that adjoining slats or boards fit to create a level floor. Micro beveling of the board edges create splinter free slats.

However, in order to ensure you lay the perfect floor, it is important that certain items are taken care of:

  1. Windows Why check the windows if you are installing a floor? Good question! Check to make sure that the windows do not leak and that the drywall or plaster below the windows are in good shape. You dont want to be replacing drywall or plaster directly above a new hardwood floor. If you have window or wall problems fix them before you install the hardwood flooring.
  2. Painting If you are planning on painting the room paint it before you install the hardwood flooring, for two reasons. The first is that you dont want to get paint on the floor and the second is that you dont want to use a ladder on a new hardwood floor, it can leave foot marks.
  3. Baseboard: If there is existing baseboard and/or quarter-round they should be removed. Check for, and remove, any finishing nails that may have pulled through the baseboards and be left in the walls.
  4. Doorframe Trim: It is easier to remove doorframe trim molding and then reinstall it so that it sits on the hardwood floor. However, it is possible to undercut doorframe trim to allow for the placement of the hardwood under the trim.
  5. Doors Removing doors makes installation easier and allows for trimming the bottom of the doors to accept the increased thickness of the floor.
  6. Squeaks Check the sub-floor for any squeaks and repair by adding screws through the plywood or sub-floor material into the floor joists. It is important to note that the installation of the hardwood flooring will not correct or eliminate any squeaks in the sub-floor.
  7. Soft Spots Walk on the sub-floor and try to detect any soft spots. These are areas where the sub-floor sags when you walk on it. These areas should be corrected from below by adding extra support between the floor joists.
  8. Protruding Screws and Nails Any screw or nail heads that are not level or recessed into the floor must be corrected. Where chipboard is used as the sub-floor material, it is not uncommon for screw heads to raise pieces of the chipboard around the screw. These bubbles must be removed with a block plane, belt sander, or wood rasp.
  9. Sweep and Vacuum The floor must be free of all debris, and dirt. Dont forget to vacuum under between the plaster or drywall and the sub-floor. Often small pieces of plaster, nails and screws will wedge themselves in that area and for sure, they will end up under one of the flooring boards as you are attempting to nail it down.
  10. Acclimatize the Flooring: One of the biggest mistakes made when installing hardwood is not allowing the slats or boards to acclimatize to the home. Hardwood swells and shrinks with temperature and humidity. Hardwood should be acclimatized for a minimum of 48 hours, some manufacturers recommend 72 hours before installation. Follow the manufacturers instructions.

Choosing the right Contractor is the most important aspect of any home construction project. You must take your time and do your research to find a good qualified contractor if you want excellent quality at a fair price. When we built our new home we spent many hours finding the best contractors for each aspect of building our new home. We developed a method that served us well and it is as follows:

Determine exactly what you want done and write it down. This may sound a little basic at first blush, but it is so important. Remember what is not well defined is easily manipulated. If it is not in writing, it can be disputed. You do two things when you define your project in detail, and in writing. You find any missing aspects that you may have overlooked and you have good definition and expectations for your contractor.

Get three (3) bids for each trade that you will hire. Never rely on one bid, and always meet the contractor face to face at the site where the work is to be done. If you are uncomfortable with the contractor when they are bidding the job how is it going to be when the two of you have to work out the details of your project. Remember cheaper is not always better!

Ask each contractor for references and make sure they are bonded and insured. Check their references and call the BBB (Better Business Bureau) in your area to see if they have any outstanding complaints.

Make sure they dont sub the work out to a contractor that is not insured or bonded. It is very common for a contract company to sub out work to contractors that are not insured and bonded. Another danger of the contractor subbing work out is if they dont pay their sub, the sub can put a mechanics lien on your house and you will have to pay even if you have already paid the contractor.

Set a definite timeframe for the work to begin and for completion and get it in writing. Nothing is worse than to have a project drag on not knowing when they are going to show up and finish.

Never, ever pay for the entire project in advance. If you do the contractor has no incentive to finish or even start. When you no longer have the money you are no longer in control! It is customary with most contractors that you pay a portion up front. On a large project hold back as much money as you can until the end. The incentive to finish must be motivated by the cash at the end of the project.

I once heard it said Dont Call Him a Cowboy Until Youve Seen Him Ride that is how I feel about Foundation Repair Companies, or any Company for that matter. Just because they can show you high priced commercials with Over the hill Celebrity spokesmen, dont make them a terrific company. Thats not to say cheaper is better either. Because we all know that we usually get what we pay for. A good rule of thumb I use is to exercise caution, dont get so many estimates that you forget the reason why you are getting them, and ask for references. If the contractor hesitates forget them. Someone who is hesitant in providing a reasonable request like references will probably have to create or fabricate some for you.

After you have selected your contractor they may request a deposit. Dont worry this is customary in the Foundation Business. Foundation Repair companies need to purchase building permits and other incidentals prior to starting your project. This usually takes several weeks and some of there manpower to accomplish. That is why they will request a deposit upon signing, and not upon arrival.

I operate Metro Foundation Repair, in the Dallas area. Some of the Foundation Repair contractors here have very good reputations for their Warranties. I even have heard that one contractor in Dallas offers a Lifetime Warranty backed by the Texas Warranty Trust. I cant stress to you enough the importance in research at this point. For example who owns the Foundation Warranty Trust, or what ever it is. Another example is what is the cost for adjusting the piers under the Warranty. Some contractors actually charge money to adjust their work if it fails. Not many Foundation Repair companies provide a fully transferable Warranty. They often charge money to transfer it to a new owner. Some Lifetime.

The Five Basic Types of Outdoor Decks - And How to Choose the Best One for You

When you're ready to begin building a new deck, the first thing to ask yourself is what you want that deck to accomplish. Plastic Pipe for Construction

Today across North America, the use of plastic pipe for a wide variety of applications is becoming increasingly common. This paper wishes to summarize some of the basic facts about plastic pipe to give a better understanding of where, how and why it should be considered for usage. Several aspects concerning construction issues of today will be addressed.

Types of Plastic

Polyvinyl Chloride (PVC) -- PVC, also commonly referred to as Vinyl, is perhaps the most well-known and widely used of all plastics for pipe and fittings in construction today. It offers users one of the best balances of tensile strength versus economics being used for several pressure and non-pressure applications in both above-ground and under-ground applications.

PVC resin is derived from 2 natural resources of the earth, namely natural gas and salt. The natural gas derivative ethylene is combined with the chlorine component of salt to form the resin building block. The chlorine component is actually a by-product of a process whereby the sodium is being extracted from natural salt for use in caustic soda for soaps, detergents and other applications.

PVC is perhaps one of the oldest plastics being used for pressure pipe as far back as Post-WW1 Germany. Being one of the more rigid plastics, PVC is popular for usage as electrical conduit, process piping, commercial drains, irrigation piping and underground municipal piping such as water mains and sewers. It is commonly joined by means of solvent welding or gasketed bell and spigot.

Other uses of PVC in our daily lives include flooring, patio furniture, siding, medical tubing and small items such as credit cards.

Chlorinated Polyvinyl-Chloride (CPVC) -- CPVC is a second member of the vinyl family and is essentially a modified version of PVC. CPVC contains some extra chlorine in its molecule for enhanced resistance to chemicals and higher temperatures. Thus, the pipe is used for hot water supply, higher temperature applications in industrial facilities or for fire sprinkler piping in residential or light commercial applications.

Its properties are very similar to that of PVC by having rigidity and high tensile strength however, it is typically 3-4 times more expensive than PVC. Many times, CPVC will remain competitive with metals or other specialty plastics for specialized chemical applications. It is normally joined using either solvent welding or by use of flanged joints.

Polyethylene (PE) -- This is perhaps the most common plastic for everyday usage and certainly growing in popularity for many piping applications. PE is derived from 100% ethylene and its lack of chlorine is what gives it higher flexibility than the vinyls but at the expense of a reduced tensile strength. Thus, its popularity for piping has been mainly on applications where flexibility is desired such as marine intakes or outfalls, tubing for rural water wells, underground irrigation, road culverts and landscaping or farm drainage.

It is resistant to most solvents and thus cannot be joined using solvent welding. Thus, it is mainly joined by mechanical couplings or through heat fusion.

PE pipe is typically supplied in coils or straight lengths.

Cross-Linked Polyethlyene (PEX) -- PEX is a modified form of PE that has its molecular bond strengthened to enhance physical properties such as heat, chemical and crack resistance. It is mainly joined by mechanical fitting connections and is used primarily today as small diameter (3/8 to 1 inch) tubing for potable water or hydronic (hot water) heating. PEX is also available with an external oxygen barrier layer for hydronic heating or as an integral part of composite tubing with an aluminum layer centered in the pipe wall for added rigidity and strength.

Polypropylene (PP) -- PP is again a common item for everyday plastics but a bit more specialized for piping. It is very similar to PE but offers better chemical and temperature resistance. As a result, its most common piping application is for corrosive waste drainage for laboratories. It may be joined by either mechanical joints or heat fusion. The heat fusion is preferred for acid waste to ensure 100% reliability of pipe joints. The second most popular application for PP today is high purity water such as deionized water for medical usage or ultra-sanitary manufacturing.

Acrylonitrile Butadienne Styrene (ABS) -- ABS is a softer plastic than PVC yet more rigid than PE or PP. It is dominant in usage for residential drain waste and vent piping offering both economics and ease of installation.

ABS is notorious for having better than average impact resistance in colder temperatures and thus is commonly used for car bumpers and other similar applications.

Only recently has an ABS pipe been available for pressure pipe applications acting as an alternative to PVC or CPVC by offering improved impact and abrasive strength yet reduced tensile strength and chemical resistance. Applications here include mining slurry transport, refrigerants and chilled water piping.

Benefits and Limits

Plastic pipe offers many benefits to users which have helped lead to its steady growth in North America over the last 50 years. These include having light weight, ease of assembly, excellent hydraulics, chemical resistance, corrosion resistance, low labor costs and rigid industry standards.

However, as with all piping materials, there are some factors which will limit the use of plastic pipe and of which designers should always be aware such as pressure capacity (typically OK to 250 psi), temperature limits (over 200F often a concern), and building code issues47A (caution for plenums, vertical shafts, and hi-rise).

In summary, plastic pipe has become a dominant player in mechanical piping across North America. A proper understanding of the different plastics as well as their advantages and limits will help to ensure trouble-free installations.

New Generation of Carpet Care

Carpet is no doubt a common floor covering in most of the buildings that your company cleans. Carpet is inviting, sound-absorbing and helps with a building's overall health by capturing dust particles and keeping them out of the air. However, if not properly taken care of carpet can be almost impossible to keep clean and can give a negative impression of the cleaning staff. But with the right maintenance program and the right cleaning chemicals, keeping carpet looking great is not an impossible task.

It is important to:

* make sure your staff has proper training and understands the carpet cleaning process

* use the right equipment and keep it properly maintained

* use the right cleaning chemicals for the carpet you are cleaning

* use the chemicals properly

Hard floors receive daily care and are usually thoroughly cleaned at least once a week. On the other hand, you may spot-vacuum carpets daily, but only thoroughly clean carpets once or twice a year. In addition, many cleaning companies do not properly train their employees to clean carpets. To top it all off, the wrong cleaning chemicals are often used which makes the carpet vulnerable to quick resoiling.

Most cleaning contractors clean carpet by either a hot water extraction method or a low moisture method. The hot water method flushes dirt and debris by circulating clean water and detergents through the carpet. Water pressure and vacuuming creates the agitation needed to loosen the dirt from the carpet fibers. If using the low moisture method, you'll spray detergent onto the carpet, give it dwell time, and then agitate it into the fibers. Then you'll vacuum the chemicals away to complete the cleaning process.

So what is this encapsulation and why is it important to carpet cleaning? In a nutshell, encapsulation chemicals clean the carpet better and help it to stay clean longer.

The first thing to remember about carpet cleaning detergents is that they are sticky. These chemicals are designed to be sticky so they attract and suspend dirt. An encapsulating compound surrounds dirt with a crystallizing polymer. The polymer dries to a hard crystal type material, which you'll vacuum up. There is little "sticky" residue left behind. It is the sticky residue left behind by inexperienced cleaners and the improper choice of chemicals that causes carpets to resoil quickly and causes wicking.

Encapsulation technology can effectively remove most carpet soil and the detergents used in the process. However, the effectiveness of this procedure can vary for many reasons including:

* The type of carpet being cleaned

* The type of chemical being used

* Effectiveness of the cleaning equipment

* The skills of the carpet cleaning technician (or cleaning crew)

If you do not address the above reasons, there may be excess residue left on the carpet. The more residue left, the more resoiling. Have you ever worked diligently to clean a carpet and then noticed spots reappearing over the next couple of days? This problem is due to wicking. Spills that have spread deep into the carpet backing and padding are dissolved when they become wet during the carpet cleaning process. The spills then climb up the fibers like a candle wick until they reach the carpet's surface. This process goes on until the carpet is thoroughly dry.

No matter what carpet cleaning method your company uses the reality is there will always be some detergent residue left. And, of course, the "stickier" the detergent the higher the risks are that the carpet will resoil quickly. Using proper carpet cleaning techniques and using products that contain an encapsulating compound that counteracts the effects of sticky detergents will go a long way to keeping your carpets looking cleaner longer. Clean carpets make the whole building look cleaner and your clients will love you for it!

Home Construction or Remodeling Contractor

Choosing the right Contractor is the most important aspect of any home construction project. You must take your time and do your research to find a good qualified contractor if you want excellent quality at a fair price. When we built our new home we spent many hours finding the best contractors for each aspect of building our new home. We developed a method that served us well and it is as follows:

Determine exactly what you want done and write it down. This may sound a little basic at first blush, but it is so important. Remember what is not well defined is easily manipulated. If it is not in writing, it can be disputed. You do two things when you define your project in detail, and in writing. You find any missing aspects that you may have overlooked and you have good definition and expectations for your contractor.

Get three (3) bids for each trade that you will hire. Never rely on one bid, and always meet the contractor face to face at the site where the work is to be done. If you are uncomfortable with the contractor when they are bidding the job how is it going to be when the two of you have to work out the details of your project. Remember cheaper is not always better!

Ask each contractor for references and make sure they are bonded and insured. Check their references and call the BBB (Better Business Bureau) in your area to see if they have any outstanding complaints.

Make sure they dont sub the work out to a contractor that is not insured or bonded. It is very common for a contract company to sub out work to contractors that are not insured and bonded. Another danger of the contractor subbing work out is if they dont pay their sub, the sub can put a mechanics lien on your house and you will have to pay even if you have already paid the contractor.

Set a definite timeframe for the work to begin and for completion and get it in writing. Nothing is worse than to have a project drag on not knowing when they are going to show up and finish.

Never, ever pay for the entire project in advance. If you do the contractor has no incentive to finish or even start. When you no longer have the money you are no longer in control! It is customary with most contractors that you pay a portion up front. On a large project hold back as much money as you can until the end. The incentive to finish must be motivated by the cash at the end of the project.

How to Use Columns

In recent years, the use of columns in the design of public spaces such as plazas and hotel atriums has shown their wide range of uses. Columns can be a part of the structure in a load-bearing or weight-bearing capacity or purely decorative, and the types of materials from which they can be made are practically endless. The styles available, too, are too many to describe, ranging from stock traditional Roman or Greek columns to specially customized designs t1C5Ehat you create.

With these three column components, you can create an infinite number of columns to suit an infinite number of needs. You're limited only by your imagination as almost anything you come up with can be made by a good manufacturer.

Porch Columns

The word "porch" is derived from the Greek "portico," which means a columned entry to a temple. So it is an appropriate acknowledgment of history that porches remain one of the most popular places for columns, whether they are incorporated into the porch railing or stand alone.

Porch columns are available today in a number of designs that help define the front of the house. The more elaborate choice might be a fluted porch column with decorative rings at the top and base, following one of the Roman styles. Round porch columns are made that provide two architectural design choices. Tapered round columns provide a formal touch. Traditional round columns bring elegance as well. Square columns are reminiscent of America's rural tradition.

Remodeling Projects Are Not Created Equal

So, you're thinking of remodeling or adding onto your home. That could be one of the wisest things you could do in today's housing market. But you may be asking yourself what projects are the most cost effective. The answer can be more complicated than you might think.

Some things to consider:

What is the purpose of the improvements you are contemplating?
How long do you plan to live in the home after the improvements are made?
What 162Ewill give you the biggest return on your investment?

Let's look at the first two:

The Purpose of the Improvements and Time-frame for Living in the Home. Is your purpose to make the home easier to sell, or have you simply outgrown the space and need more room? Perhaps it is just time to get rid of the Brady Bunch carpet and other groovy designs of the 70's.

If you just want to sell the home and get top dollar for it, some improvements are a great investment; especially in today's housing market. Anything you can do to make your home stand out is a good thing. In some cases it may not bring any extra money to the offer, however, it will shorten the time on the market. Pay close attention to paint condition and color-both inside and out. Bring them into a more neutral color scheme that won't turn off a potential buyer. Clean up the yard and paint the trim of the exterior doors to give a good first impression. These are inexpensive and easy tasks that add curb appeal and make you feel better about living there. Is the carpet worn or out dated? If so replace it.

These improvements are also the first place to start if you just need to bring the home up-to-date so that your friends and neighbors don't have a flash back when they come over for the big game or the kid's birthday party.

If you need some extra room because you have out grown your current home, the best place to start, from an out-of-pocket expense perspective, is in the basement. If you have an unfinished basement you can finish it off with a very reasonable investment. However, if you have plans of selling soon, do not expect to get top dollar for your investment. Homeowners love to finish basements to add resale value to their homes. The sad truth of the matter is that the average return on investment for finishing your basement is about 70%. So if you need the space for an extra bedroom or your family room-- go for it, but don't do it thinking you are going to get a huge return if you sell the home shortly after.

If you are looking to get a return out of your improvements you need to consider which improvement will give you the greatest return. There is no cut and dried answer on this, however, there are some guidelines you need to understand.

I love watching TV shows where investors come in and buy a fixer upper and start throwing numbers around like every improvement made to a home will be worth twice the amount they put into the home. Not true! For example, your home may need new siding to keep it from looking like one of those wrecks that investors want to buy to fix up. You should replace the siding to keep from losing value, but you will only get about 80% return on the investment. You also need to consider how much someone would negotiate you down if you did not replace it. You will most often lose more on the sale price by not replacing or fixing items like siding, carpet and paint.

Now back to what improvements get you the best return for your money. The number one place to start is in the kitchen. As a real estate agent, I saw it time and time again. If a kitchen was modern and up-to-date the asking price was much higher than if it was worn out and dated. On average, statistics show that you will get about 90% of your money back on a kitchen remodel. However, there are things that you can do to either increase that return or to decrease it. For example, if you are using tile, you can find tile from a dollar a square foot up to nine dollars a square foot, or even more. Which one you want to use is based upon the home, neighborhood and amount of time you plan to live in the home. Another way to dramatically update a kitchen is by installing custom cabinets, (an investment that has no limits on what you can spend), or you can go with a good quality modular system that can look custom.

The second best place to add value to a home is in the bathrooms. Updating the bathrooms gives great return on investment. Updating the bathroom gives you a return just short of a kitchen remodel. Again, you can go out of control with fixtures, tile and upgrades, or you can be modest in your choices and still transform an outdated bathroom into a room to be proud of.

Always consider the price, size and neighborhood in picking materials. You don't want a million dollar kitchen in a $200,000 home.

The area I have not covered and I will save for my next article is additions. Additions can also be a great return on your investment; however, there are some pit falls you need to avoid.
